A basic vapor barrier normally covers exposed soil and reduces some moisture evaporation from the ground.

Full encapsulation may include reinforced floor liner, sealed seams, wall and column coverage, sealed vents, a sealed access door, drainage, sump equipment and dehumidification.

You normally do not need to remain home for the full project, but we must have approved access to the crawlspace and any electrical, water or interior areas included in the scope.

Removal depends on the approved scope. Wet, damaged, fallen or contaminated insulation may need to be removed so the structure can be inspected and allowed to dry.

Old plastic, construction debris and sharp materials may also need to be cleared before the new liner is installed.

If we find plumbing leaks, damaged wood, termite activity, unsafe wiring, damaged ductwork or structural concerns outside the approved scope, we document the condition and discuss the next step before completing additional chargeable work.

The crawlspace is cleared of approved debris and sharp materials. Reinforced liner is fitted across the floor and detailed around walls, columns, plumbing and structural features.

Seams are overlapped and sealed, and the liner is mechanically secured where appropriate.

Open vents can introduce warm, humid outdoor air that condenses on cooler wood, pipes, ducts and insulation.

Vent sealing must be combined with ground coverage, sealed seams, access sealing and proper humidity control.

Many standard projects are completed in approximately one to three working days.

Large drainage systems, difficult access, insulation removal, exterior excavation or unexpected repairs may require additional time.

We identify where water enters, how it moves and the most practical collection point.

The system may include a drainage trench, pipe, filtration material, drainage stone, sump basin, automatic pump and exterior discharge line.

Water enters the sump basin through the drainage system. When the water reaches the activation level, the pump automatically moves it through the discharge line to the approved outlet.

The pump, basin, check valve and discharge are tested before completion.

A standard electric sump pump and dehumidifier cannot operate without electricity.

Homes with significant groundwater exposure may benefit from battery backup, a high-water alarm, generator support or remote monitoring.

Many sealed crawlspaces benefit from dedicated dehumidification, especially in the humid Carolinas.

The liner reduces moisture entry while the dehumidifier manages moisture remaining in the air and building materials.

Encapsulation controls moisture entry but does not remove existing growth by itself.

Affected materials may need cleaning, treatment, removal or professional remediation depending on their condition.

Many moisture-related odors improve as the crawlspace is cleaned, sealed and dried, but improvement may not be immediate.

Odors can also come from plumbing, pests, drains or contaminated materials that require separate correction.

Encapsulation helps protect the structure from continued moisture, but it is not a structural repair.

Sagging, soft or uneven floors may require repairs to joists, beams, supports, subflooring or foundation components.

Air humidity may improve quickly, but wet wood, soil, masonry and structural materials can take longer to stabilize.

Drying time depends on moisture levels, weather, water entry, crawlspace size and equipment capacity.
